This remarkable property has been furnished to a beautiful standard throughout, offering a private hot tub, games room and much more; it truly is the perfect bolthole for a family retreat.

A beautifully presented holiday home in the estuary village of Instow, which is home to a selection of eateries, and of course the golden sand dunes of this estuary beach. Instow is popular for its sandy beach and the array of restaurants that you can try out and enjoy, or if you prefer, there is a quality deli/café in the village where you can buy local food and cook up a storm in the property’s well-equipped kitchen. This fabulous property has been stylishly fitted and furnished to provide a comfortable stay for the whole family in the heart of Instow, with its very own hot tub.

Stepping inside, the light accommodation offers a hallway with room for coats and shoes and a handy WC. The space then opens out into a open-plan lounge/kitchen/diner. The lounge has a Smart TV and seating for everyone. Alternatively, if the children want to play, or adults want some peace and quiet, there is a snug room off the dining area which has a small pool table, dartboard and a Smart TV. The well- equipped kitchen has a sleek contemporary design, and offers an electric oven and induction hob, microwave, fridge/freezer and dishwasher. Guests in the kitchen/dining area can extend the living space out into the garden where there is further seating available. The utility room has a Nespresso Coffee Machine and wine cooler plus washing machine and tumble dryer. Heading upstairs, there are four bedrooms. The master bedroom boasts a king-size bed, TV and en suite shower room with WC. This room has a small balcony where you can see across the sand dunes to the estuary beyond. There is a further king- size room with TV, a twin zip-and-link (can be made into a super-king-size on request) and lastly a bedroom with a single bed and cabin bed (both of which are only suitable for children). The family bathroom completes the accommodation and has a bath with separate shower and WC.

Outside, you will find an enclosed garden to the rear of the property, where guests will find a table and chairs, a BBQ stand ( with disposable BBQ provided) an outside shower ideal for washing off sandy toes, paws or wet suits and, of course, the luxurious private hot tub. The first-floor balcony, with its south-facing position offers an additional space to sit and enjoy the sunshine. There is off-road parking provided for two cars and further parking in the public car park adjacent to the cul-de-sac.

Dogs are charged at £20 each per full or part week.

The house is a credit to you. Such a wonderful location. We all had a fantastic time to relax and unwind. The beach is amazing with really good walking routes and destinations to visit. We are thinking about coming back next year!

Beautiful modern house with excellent amenities. I would think that the property is suited better to spring and summer temperatures. We found it quite cold in the lounge area at night with the limited temperature from the underfloor heating.

Great place to stay, great location, literally couple of mins walk to the beach and pubs. Garden is definitely enclosed and great for dogs, the outdoor shower was an added bonus to wash the dog down after a walk! Personally we didnt find the beds comfy, but thats because we have a temper mattress at home. The only thing missing from the cutlery draRead morew was a whisk & there werent any oven gloves. But theyre just minor things Hide

We had a fabulous stay at Sandbars. It is definitely on the list for a future visit. Couldnt fault it! Very well equipped with all the usual kitchen appliances but the added thought of a beer fridge, a spirit measure and a coffee maker for the hangovers! Cant recommend it highly enough. Thanks

We had a great holiday in this fantastic property. The house is in an ideal location for local amenities and a very short walk to the beach, which is also great for dogs. It is also ideal for site seeing and visiting the many attractions and activities that are nearby. Instow itself was not busy considering it was peak season which was an added bonRead moreus. We had an absolutely fantastic time at this beautiful house. It was our first family holiday with three generations and everybody had a wonderful time. We couldnt have asked for anything more. Absolutely fantastic house & location. Superbly equipped to a high specification. Garden is also perfect, with lots of seating in and out of the shade, with a larger than average hot tub. Very dog-friendly along with the local area/beach, lots of walking from your doorstep. Wouldn't hesitate to book again.

This is an amazing property, beautifully furnished and with everything you need for a great holiday. The rear garden is a sun trap and the hot tub is great for a relaxing end to the day. Easy walking to the nearby beach with sand dunes, fab local restaurants.

Great property, we were all very impressed at the very high standard. The house was very well equipped. It was not the cheapest property we looked at but we still considered it good value for money. Nice to have a place in Instow with parking spaces.

Eastbourne is a bustling seaside resort on the south coast of England. It has been a popular British holiday destination since Victorian times. The town’s attractive pier and promenade is still a major draw for visitors in search of a traditional seaside experience – you can enjoy a long, level stroll along the sea front whilst enjoying an ice cream or some fish and chips. The pebble beach is a good place to park a deckchair and take in the sun, or paddle in the sea. Great for family breaks and as a romantic getaway, the town has much to offer all visitors. The South Downs Way starts in town and extends 100 miles eastwards to Winchester – one of the first stops on the National Trail are the imposing chalk cliffs of the iconic Beachy Head, a few miles to the east of town. Eastbourne is a big hit with train enthusiasts as it’s home to the Spa Valley Railway and the Miniature Steam Railway. Historians may like Redoubt Fort and The Observatory Science Museum (in nearby Herstmonceux). For all-weather attractions for children why not investigate Fort Fun or the indoor Motcombe Swimming Pool? Further afield, and within a one-hour drive to the west is Brighton, with its own pier, wonderful array of shops and eateries. To the west is Bexhill-on-Sea with its impressive art gallery, the De La Warr Pavillion, and long seafront. Just beyond is the old fishing town of Hastings with its new award-winning designer pier, ancient castle and fishing shanty town.
